The development of 230 home sites and 150 room hotel is ready for construction; all necessary permits have been obtained:

Final construction plans for the infrastructure are approved by the Urban Institute and the municipality of Santa Ana designed by Julia and Derk VanWilpe architect and engineer who have gained a large and internationally awarded experience in designing and executing developments in Costa Rica. The environmental study has been approved as well.

This approved design proposes 230 lots as a gated community (condominium) of an average size of 2000m2 and 9 Ha of park and wildlife reserve. Lots can be merged to obtain larger properties similar to Montana del Sol in order to maintain the park like atmosphere.

The first 2.6 km of dirt road have already been built.

Electricity, telephone, cable TV and broad band for internet are at the site and will be underground.

Water supply is approved and will be piped from the national water company which is good and abundant.

A site of approx. 6 Ha has been reserved for a small boutique hotel and sports facility (150 rooms have been approved).

    ALTERNATIVE NUMBER TWO

Inside of the protected area of the Cerros de Escazu Santa Ana's zoning plan permits several kind of low impact development like hotels, country clubs, multifamily houses, commercial use, professional, private educational and international institutions.

A preliminary design for a suite hotel and a zoning plan have been advanced as well as the basic studies like geological, hydrological, biological. soil studies, the consultation of all government agencies involved in the permit process as to assure that the property is not affected by future power lines, road projects or other limitations. An ecological impact study that is required for all hotel and other projects is approved. Our intention in moving ahead with the preliminary studies and permits is to save considerable time in an development process, and provide more security to any future buyer or investor who wants to develop the hills in an ecological responsible way.

The preliminary zoning plan and the master plan included have been drawn up and can be adapted according to the wished and insight of the developer. The illustrations shown above are indicators.

The Van Wilpes, the above mentioned professional team, have proven their ability of recovering and enhancing natural values by creating the "Parque Montana del Sol", the adjacent residential project also part of the protected area.

A waste water treatment plant will take care of the hotel's necessities and will be implemented by individual sewer tanks for other areas.

    PRELIMINARY PROJECT DESCRIPTION ALTERNATIVE NUMBER TWO

The preliminary zoning plan, which is indicator only, shows a 20 Hectares nature park and ecological corridors, three selected hotel sites, a high class community and commercial center, extended country club and sports facilities, an area for health and rehabilitation, multifamily residential sites, and time share accommodations for club members all laid out professionally to provide each area with a nice building site, sweeping views, privacy and harmony with nature.

As to the hotel, there is a lager one of 120 rooms or suites (280 rooms are permitted on this 14 hectare parcel) close to the entrance so as to avoid traffic through the project and two smaller ecological type 40 room nature lodges close to the nature park.

Access will be by paved roads and all facilities will be underground. Hiking trails through the projects 20 Ha nature park and bird sanctuary will provide an exciting experience watching toucans, falcons, motmots, manikins and small animals. Spectacular sunsets at the Western part of the Central Valley are part of the excitement. Covenants will guarantee harmony among the residents and nature as well as protect the investment. All these concepts of attractive life quality in harmony with nature within a sustainable development have already been achieved with the adjacent "Montaña del Sol" project.
